Find a property and agree a purchase price with the vendor

Our solicitors are licensed to convey property in both England and Wales, and the property sales that we are able to assist with range from the purchase of residential or commercial property such as offices and shops, right through to land purchasing.

As a rule, we generally deal with property sales of £350,000 and above, but if you happen to be purchasing an unusual property, for instance a hotel or farm, then don’t hesitate to get in touch with us – we’ll be more than happy to discuss your particular circumstances and assist you accordingly.


Contact us, give us a few details about yourself and the property you are interested in and we’ll put you in touch with our solicitor

With your property finally secured, the estate agent selling the property will need the details of your conveyancing solicitor so that they can complete a memorandum of sale, an official document that keeps a record of the agreed price as well as the details of the buyer, vendor and their respective solicitors.

Buyers using a mortgage to secure their property will have to undertake the additional step of providing your lender or IFA with the details of the solicitors on both sides of the buying equation too.


Solicitors will start your purchase conveyance

Our solicitors will start your conveyance in the normal manner, in a process overseen and regulated by the Solicitors Regulation Authority. All you’ll need to do is sign an engagement letter and provide documents to prove your identity and current address.

After that, if you have asked our solicitors to help with selling your property as well, they will move seamlessly to that process as soon as the main purchase has been dealt with.

The rest is up to us at this point. We’ll work with the various teams involved in your property purchase and oversee the entire process, ensuring that each party has the documents and information that they need at a given stage, ensuring that the purchase is completed quickly, without any hitches along the way. On average, this entire process takes 4-6 weeks, and along the way we will, of course, let you know as soon as we identify any potential problems.
